The ranch is 4,200 acres and goes from the top of the Manti Mountains almost all the way down to the valley floor. This game management unit holds more elk than any other area in the state. Spike elk tags are sold over the counter. The ranch is ideally situated between a big canyon with a highway in the bottom and a cabin subdivision, so the ranch acts as a refuge where the elk can escape traffic and human activity. Elk are on the property every day. The lease is $3,000. No limit on group size, but we think four to six would be about right. You can hunt the whole season. We are located in the middle of Macon and Augusta, which is about 50 minutes to an hour away and 2 1/2 hours from Atlanta. Sandersville has a couple of grocery stores, many small stores and a Wal-Mart of course. There is about 4-5 schools, hospital and many doctors. Most of the property is wooded, maybe 10 acres is cleared, that is just my guessing. My husband hunts it and he usually gets around 7 deer a year. There are bass, bream and catfish in each pond. (We have 2) We have a couple of fruit trees, pear, plum and a couple of pecan trees. The zoning here lets you have just about anything you want, Each mobile home has its own well and septic tank as well as another well that we use for the ponds if it gets to dry in the summer months. The mobile homes are far enough apart that you can't see each other, but easily walk to each. The property taxes on the land (16x80 is included) is around $905 a year due in December and then you have to buy the yearly sticker for the 24x64 in May and it is around $375 a year. Both houses are currently being lived in. We live in the 16x80 (made in 1998)( 3Bed + 2 Bath) and we have the 24x64 (made in 1999) (3 Bed + 2 Bath) rented . The road we live on, is a dirt road about 1/2 mile long, ending at our property. It has plenty of deer, turkey and hogs.
